Safety Kids Workshops

All of our agents are trained and certified to teach the Safety Kids curriculum for personal safety for children. We offer six-week sessions on week-end evenings for the kids in your neighborhood, so parents throughout your community can have a much-deserved night out.

The safety Kids curriculum covers such topics as lures, home alone skills, emergencies, observation skills, the buddy system, pressures, dares, guns, self-esteem, tolerance, conflict resolution, bullying and responsible reporting. We require that parents attend an intial parenting seminar and complete a simple weekly assignment, so that the lessons the children learn can be re-inforced at home.

Restaurant Consulting

Primus First Realty's Robert Herman is a specialist in restaurant consulting, providing guidance in Restaurant Brokerage and Tenant Lease Negotiations. From fast food to full service, Primus First is uniquely qualified to assist a full range of clients. Through our partnership with MSH Consultant, we provide services to

When working with Restaurant Clients, the scope of our capabilities includes:

(2) Analysis to determine the Appropriate Price for the business and/or real estate,
(3) Creation of Customized Demographic Analyses based on the client's s specific needs
(4) Utilization of Specialized Market Comparable Sales and Leasing data to establish a fair market price
(5) Tenant Representation for restaurants utilizing our regional knowledge of what is available now and in the near future
(6) Site Selection for both national and local restaurant companies. We assist in locating structures suitable for renovation for their concepts or find suitable sites for a brand new facility.

Tenant Lease Negotiations

Your business lease is as important as the physical facilities you are considering. A Restaurant Lease is more complicated than other business leases. This is because you make a large investment in the infrastructure - tenant up-fit. A potential site must be zoned correctly, and approved by the local building and health department.

A restaurant lease is one of the most significant documents you will ever sign and you must be sure that you receive everything you are entitled to, in writing.

The responsibilities of each party must be spelled out in detail. Restaurateurs are in the business of providing food and may have little experience in lease negotiations that are favorable to their business survival.
